- Buy a fixer upper. If you can find a house in for sale ads that is in need of work, yet in a great neighborhood, it may be a good deal. Of course this will depend on the amount of work that the home needs, and your skill level in doing some or all of the work yourself. As long as the structure of the house is sound and not a total dump, you could end up with a house that is worth much more than what you paid, just by taking some time to do repairs. If you are handy or have friends and relatives who are, you may be able to do much of the work yourself. You would only have to pay for work that you could not do such as electrical and plumbing repair or replacement. Take a look at comparable properties around the area to determine how much houses that are similar in size and style are going for.

- Do not ignore foreclosures and short sales. These homes are often sold as is with no disclosures or warranties, but even so, you are often getting a house at a deeply discounted price by buying one. One thing to be aware of with a short sale is that the process can be a bit longer than a buying a house normally would take. Though, if you have the time, you could end up in a house worth many thousands of dollars more than what you paid for it.

- Speak to the owners about having repairs completed or deducted from the price. If there are things about a house in for sale ads that you are not happy with, you may be able to get them fixed. Speak to the owner through your agent and ask for some items to be thrown in. You may be able to get new tile, a new counter, or even a roof. Again, you never know unless you ask. You may get lucky and get what you want.

- Look for houses that have been on the market for a long time. Owners may be more willing to work with you when a house has been sitting empty for a long period of time. You can not really tell how long a house in a for sale ad has been on the market unless you type the address for the property into a search engine. You may be able to find information about how long the house as been up for sale that way.
