How To Sell Your Home Without a Real Estate Agent

Introduction

Once you have decided that you need to home sale weather for job change or financial reasons you may find that selling your home without a real estate agent is in your best interest. By not using a real estate agent, you may potentially save yourself thousands of dollars and attract more buyers. This is because most buyers are well aware that someone using an agent may not accept as low of price due to their real estate agent getting a cut of the proceeds of your home to sell.

Step 1

To get your home to sell ready you should always make sure that your home is in excellent condition. Make sure that if you have any pets in the home, that the home doesn't show it or smell it. If possible open all windows in the home to let the natural breeze air out your home! Sometimes a pet smell can deter a buyer too fast to talk about it when you are placing your home to sell.

 

Step 2

Check your exterior to make sure that there is no work that is needed to be done. These would-be things like, making sure that any windows need caulking, or that there is no exterior cracking issues. If you have a porch that needs refinishing, this should always be done to improve the appearance of the home from the exterior. When getting a home to sell ready, make sure there are no cracks in any windows or screens that need to be replaced.

Check shingles to make sure there are none that are missing and if so replace those. This can be done cheaply and done on your own in a few minutes time. Check all gutters and drain spouts to make sure there are no leaves stuck in them. If there are, use your hands to get out any loose leaves this will help your home to sell.

Step 3

When getting a home to sell ready for a showing make sure that all landscaping work is done correctly and neat. This doesn't have to be a professional job, but even planting a few bright flowers in a planter and setting on the front porch can make a home more inviting to someone too potentially purchase. Make sure the yard is cut properly and freshly groomed. Make sure that any trees that are in the yard have fresh mulch placed around them. If there are any flower beds, make sure there are no weeds growing in them. If so be sure to get those out for a better appearance to help your home to sell.

 

Step 4

To get the inside of the home to sell show ready you should always put away any clutter neat and organized. This doesn't mean to cram everything into a closet, as potential buyers may want to see how much closet space that the home has available!

Have all carpets professionally steam cleaned if need be a few days before, as the carpet should never be wet when a potential buyer enters the home. Make sure that all tiles are scrubbed properly and that all hardwood is suitably swept, mopped and waxed.

Step 5

Take many pictures of your home and be sure when taking pictures of your home to sell that you let in as much natural light as possible and keep the flash turned off on your camera. Always take pictures of the daytime and avoid taking night time pictures. Take pictures of main areas such as the living room, dining room, eat-in kitchen and any other living spaces in the home. If there is a fireplace or master bath always get pictures of those as well.

Be sure to market your home both online and in print as much as possible to get the most lookers that you can for your home.

Have available all information on the home and have this printed off and laying on your counter to give the buyer with information such as the square footage, the year the home was built and how much land comes with the home.

Tips

Be sure to start at a higher price than you will actually take for the home so this way your are negotiable to any potential buyer when placing your home to sell.
